I would like to offer you an opportunity to start your own business, like mine. I have a proven concept developed in and around major tourism cities in Florida.

I produce Guest Directories in 27 markets. The outside of the directory contains names, addresses, phone numbers and a description of each paid advertiser. The inside of the publication is a very easy to understand map of the immediate area showing the location of the advertisers and other areas of interest. Accommodations receive the directories FREE of charge. They in turn distribute them to tourists via their room and / or front desk personnel.

All of my issues are profitable and average approximately $7,000 yearly gross profit. Some markets are still new and growing; others are mature markets making a gross profit of $10,000 to $15,000 per year.

My publications along the beach are called The Beach Directory ®. Other issues have other names, such as The Keys Directory ™ and Guest Directory.

Accommodations love my design and concept. An average of 95% of the hotels, motels and vacation rentals in an area use these Directories. I also offer a laminated version of the Directories. 75% of the Accommodations put a laminated copy in each guest room. This is a major selling point.

This business concept involves selling ads to local tourist oriented businesses, such as restaurants, water sports, transportation, and other related businesses. I usually retain about 90% of the advertisers from issue to issue. This makes building a market easy.

We produce each area directory twice a year. The average directory has 35-45 advertisers; some have as many as 55-65. I average a 40-50% gross profit margin.

You will be responsible for the following activities:

Prototype development (with my help)

Motel survey and relationships with owners

Market Definition (with my help)

Sales / Sales Force / Sales Materials

Communications to Production, Typesetters, Printers, etc.

Billing and Collections

FEES TO BE PAID:
A small Market Reservation fee of $1,000 to $5,000 is required to reserve a market area, which may contain several Directories. A Fee per issue will be required upon production. This fee may be paid from the proceeds of the Issue. (Details to follow).
